So, umm, I guess I got approved.
"We have received your formal approval!"
So, yeah. They just need a copy of my most recent pay stub and bank statement. I tried faxing it over, but I'm not sure I figured the fax machine out correctly. It said it was dialing, and then it said it was auto-redialing, so I dunno. I sent an email offering to mail or bring over the stuff if the fax didn't come through, so we'll see.
But I guess things are all set. Refinancing at 5.75%, and we'll see about PMI.
Update: The fax made it. I have successfully stolen the cost of a fax from my company.
Most excellent. :) Any idea if the payments will for sure allow you to avoid needing a roommate? (Acknowledging, of course, that your mom may still be moving in, which is different than a roommate, I think.)

I haven't sat down and done all of the financials, but it's very possible. Whether or not I have to continue paying PMI may be the deciding factor. Of course, once the weather stays warm, my electric bill will be much, much lower, and that will help through the summer, too. I hope to be making more money by the time the weather turns cold again, so I hope to be able to afford not to have a roommate (barring the mom situation).

Well, there's still the closing to do and suchlike. And I suppose we need to figure out how to get your name off of the deed, unless the bank knows how to do that.
But, until any of that stuff happens, you still get the house if I croak.
Speaking of croaking, now that I will own something myself that is of significant value, I suppose a will of some kind is in order, since, once the divorce is final, there won't be that automatic legal stuff that happens when a married person dies.

I believe if a single person dies without a will (well, without the legal document, that is), the estate defaults to the person's parents, after taxes and such.
Magid is right. If you want anyone but your parents to have ownership of the house when you "croak" you have to include that in your will. Intestate property defaults to next of kin. Also, there is a presumption in the law that spouses don't want their exes to have their property when they die, so your will should specifically rebut that presumption if you so wish.
